Professional Land Surveyor Services in Massachusetts

Land surveyors are the only licensed professionals that can determine property boundaries and are the leading experts for accurate locations and mapping. If you live or work in eastern Massachusetts, you might need land surveying services for a variety of reasons.

Next time you need a land survey, Chongris Engineering is here to help. We’re a full-service engineering firm offering surveying services to homeowners, contractors, architects, wetland scientists, attorneys, property owners, and residents of eastern Massachusetts.

We offer fast turnaround times, free estimates, and affordable, transparent pricing. Our range of land surveying services includes:

  • Lot Stakings: This survey will physically mark your property boundaries with clearly marked and labeled wooden stakes along your lot lines and monuments set at corners that don’t have existing monuments. If you’re installing a fence or doing landscaping, a lot staking will ensure all work is kept on to the owner’s property.
  • Plot Plans: Most municipalities will require a proposed plot plan in order to get a building permit for any construction project, and some will additionally require an as-built once the construction is complete. Plot plans show property boundaries, improvements/structures, and other pertinent information. Plot plans can show either existing improvements, proposed improvements, or as-built locations. Typically, the process consists of preparing an existing plot plan that can be used to create a design. Once a design is completed, the design plans are used to create a proposed plan, both of which are usually required when you need a building permit.
  • Topographic Surveys: Topographic surveys include locations and mapping of all surface-visible site features and include elevations/contours. These types of surveys are usually requested when required for site design and permitting purposes.
  • Boundary Retracement: Some properties with limited or poor records may need a full boundary retracement survey. This type of survey is much more labor intensive than a standard survey in both the field and office. During a boundary retracement, we take additional steps to research, calculate, and recover any available evidence in order to confidently re-establish boundary lines.
  • Subdivision Plans: Typically preceded by a boundary survey or boundary retracement, subdivision plans create additional lots from a parent tract. Depending on the situation, these plans may need additional design and permitting.
  • Construction Layout: This service accurately marks out proposed design features on the ground to ensure that it is constructed where it was designed.

When considering any of the above services, we always recommended checking with the local building department for specific regulations and restrictions that may apply to your project.
